  • “Exploring Alternative Sources of Real Estate Debt Capital and the Challenges of Indirect Investment Instruments in the Current Market”

    There are two parts to the
    assignment brief. In assessing the coursework, we will be looking for a
    capacity to analyse, criticise and summarise. Here academic and market
    knowledge should be present. Your essay must be no more than 2,400 words in
    total (Element 1: 1,800 words; Element 2: 600 words). 
    Element 1:
    Main essay (30% mark) 
    Critically
    comment on one of the following essay topics: 
    •       Alternative Sources of Real Estate
    Debt Capital: Real Estate is invariably linked to Debt. Analyse the different
    types of Real Estate loan types, such as Senior Loans, Junior Loans and Lending
    within REITs. Specify too the benefits and drawbacks of each type of lending,
    and the main stakeholders within each, and exemplify both theoretically
    (stacking charts and margins) and examples from the market. (AP)
    Element
    2:  Sub essay (10% mark) 
    Choose an indirect investment
    instrument (Derivative, REITs, CMBS, etc.) and critically comment on its
    challenges under current market circumstances. The essay should include
    instrument structure, key challenges under current market conditions, and the
    expected impact on the real estate market. 
    This assignment is
    designed to test the following learning outcomes:
    •       Critically assess the impact of
    mainstream and alternative sources and types of finance and funding available
    to real estate investors, companies, borrowers, and the greater lending market.
    Critically discuss the
    advantages and disadvantages of direct versus indirect investment and to
    critically explore CMBS structure, REITs, close and open-ended Funds, and
    derivatives.
